Multiple Listing Service

The Multiple Listing Service, or MLS, is a database, or directory of real estate properties that are listed for sale or for rent by real estate brokers or agents. When a property is listed on the MLS, the listing provides maximum exposure to real estate agents that may have potential homebuyers as clients. Specific property types and detailed information in the MLS can be quickly located and matched to potential buyers’ criteria.

South Florida MLS is a directory of residential and commercial properties, land, and business opportunities available for sale or for lease, located in Miami-Dade and Broward Counties. South Florida MLS also includes property listings that are located in other Florida counties and, sometimes, in other countries as well.

Discount Home Listing

Florida Exclusive Realty offers a special new program to Florida Property Owners’ who want to bring worldwide exposure to their Florida Residential or Commercial Properties at substantially reduced commission rates.
Although real estate commissions in Florida are negotiable and are not fixed by law, commissions are typically 6% for a traditional full service residential listing and around 10% for rent, paid by property owners in Florida.

Florida Exclusive Realty offers its Discount Listing Brokerage Services in two ways: a Flat Fee, which is a required to be paid up-front, or a Percentage of the Sales Price, which would be paid at the close of escrow.

Sellers may save 20% on commission fees by listing their property with Florida Exclusive Realty. This Discount Listing Program is based on reducing a Seller’s commission paid to us as the Seller’s Listing Agent. There are no up-front fees or hidden charges - you pay us commission only if we sell your home. If we don't sell your home, you owe us NOTHING!

Sellers who choose Florida Exclusive Realty as their listing agent want not only their property to be sold but also to benefit from paying less commission. Our Flat Fee Discount Listing Programs:

Our Flat Fee Discount Listing Service requires little to NO Commission at closing - you pay us flat fee and determine what commission to pay to a buyer’s agent. PLUS: with our Discount Property Selling Listing Agreement you are Not Obligated to Pay Commission if the home buyer is not represented by a Real Estate Agent, saving you thousands. Discount MLS Listing gives you the real estate marketing power of the South Florida MLS and the freedom of Sell By Owner.

Our basic discount listing paid services include the following:

• Adding the listing, accompanied by photos to the South Florida Multiple Listings System
• Providing you information and support about selling procedures
• Providing all the required selling contracts and disclosures forms

We offer for extra fee additional services, such as:

• Assisting with all purchase offers and counteroffers
• Hanging a lockbox to facilitate showings
• Providing additional advertising
• Scheduling showing appointments
• Ordering the necessary home inspections
• Setting-up and monitoring the escrow and closing process

The amount of the flat fee is relative to the type of real estate service that we as real estate brokerage firm can provide to you as the seller. We offer different seller’s discounted listing packages from Free Listing on our website to a Gold Package with maximum selling exposure.

*Florida Exclusive Realty offers competitive listing fees to Sellers. The Discount is twenty (20%) off Florida Exclusive Realty listing/commission fees and is limited to a minimum sale price of $100,000 and a minimum listing/commission fee of $2,400 in addition to applicable buyer's agent commission. The discount cannot be combined with other offers or incentives. The discount is subject to limitations, modifications, exclusions, and/or discontinuation without notice or liability. The discount does not apply to short sales or foreclosures. Florida Exclusive Realty must have an exclusive listing to sale or to lease a property in order for us to provide this discount to the Sellers.

**Florida Exclusive Realty Sales Agents are independent contractors and not all them participate in our Discount program. Our Discount program is not mandatory for Sales Agents.  All discounts apply only to transactions when a Seller was registered with Florida Exclusive Realty and one of our Sales Agents was assigned to the Seller by the Broker. Sales Agent must confirm in writing to agree to pay a discount to the Seller for each listing. The discount confirmation shall be signed by Sales Agent and Broker of Florida Exclusive Realty before execution of listing agreement by the Seller. No verbal promises and agreements to pay a discount are valid and will not be accepted as a reason for a discount payment request.
