We are offering a prime opportunity for home buyers to get Rebates that could be worth thousands of dollars. Get 20% cash back* of our co-brokerage commission, which can be used towards your closing costs or keep the cash!

If you are a person who shops for the best value for products and services then take advantage of our Home Buyer Rebate and save money! Please compare our Rebate Program to a traditional full service sales commission paid to a selling agent and you will see that the savings to you as a homebuyer could be high.

For real estate sale with a final sales price (excluding closing costs) of $100,000 or more, where Florida Exclusive Realty has acted as buyer’s sole and exclusive agent in the buying of real estate in Florida we will rebate (twenty percent) 20% of the cooperating broker commission paid to Florida Exclusive Realty to the buyer at the at the successful settlement/completion of escrow.

For home sale with a final sales price (excluding closing costs) of less** than $100,000 where Florida Exclusive Realty has acted as buyer’s sole and exclusive agent in the purchase of real estate, we will rebate a flat rate of two hundred fifty dollars ($250) to the buyer at the successful settlement/completion of escrow.

The following is an example that shows the potential savings from a Home Buyer Rebate compared to the traditional 3% selling agents commission:

• $200,000 Sales Price
• 3% Average Commission to the Selling Agent*** = $6,000
• Our commission Rebate to the Home Buyer: 20% of $6,000 = $1,250

The rebate can be applied to the buyers’ closing costs or taken as cash, providing there are no lender restrictions.

New Home and Condo Developments

The Home Buyer Rebate may apply to some new home developments in South and Central Florida, depending on the builder's policy for cooperating with real estate brokers. If you wish to use our “Buy Florida Home” program then we recommend that you call the builders before visiting the model homes or the sales office and ask if they work with real estate brokers, or if they offer broker cooperation. If the builder does, then you would need to contact us to schedule a time when you would like to have one of our real estate agents to attend he first visit to the sales office with you in order to satisfy the builder's requirement.

Homes for Sale By Owner (FSBO)

The Home Buyer Rebate may apply to some for sale by owner homes, depending on the owner's willingness to cooperate with Realtors. If you wish to use our “Buy Florida Home” program then before visiting the homes offered for sale by owner call us, provide the property address and owners’ phone number and we will ask owner if they will pay a commission to a real estate broker who procures the sale of their property. If the owner does, then one of our real estate agents will be with you on the first visit to the property and also will assist you in completion of the real estate transaction if you decided to buy that property.

Viewing Homes

When you are ready to start previewing properties we schedule showings appointments for you and one of our real estate agents will meet you. The rest of the home buying process is mostly standard procedure, such as, we submit offers, negotiate terms, provide required disclosures, guidance, and support to our buyers.

*The cash back rebate is available to buyers who close on a real estate transaction using Florida Exclusive Realty as their sole and exclusive real estate broker. This rebate is limited to a minimum real estate purchase of one hundred thousand dollars ($100,000) and maximum cash back of ten thousand dollars ($10,000). The rebate is twenty percent (20%) of the Florida Exclusive Realty co-brokerage commission received at closing, net of any allowances or other deductions related to the transaction. All parties involved must disclose and agree to the rebate at time of first offer. The rebate cannot be combined with other offers or incentives. Buyer must seek legal or tax advice as there could be tax consequences to the rebate. The rebate is contingent on buyer's lender approval (when applicable). The rebate is subject to limitations, modifications, exclusions, and/or discontinuation without notice or liability. Rebates do not apply to short sales or sales of foreclosures. Other terms and conditions apply.

**The flat fee cash back rebate is available to buyers who close on a real estate transaction using Florida Exclusive Realty as their sole and exclusive real estate broker. The flat fee rebate is limited to a minimum real estate purchase of fifty thousand dollars ($50,000). The rebate is two hundred fifty dollars ($250). All parties involved must disclose and agree to the rebate at time of first offer. The rebate cannot be combined with other offers or incentives. Buyer must seek legal or tax advice as there could be tax consequences to the rebate. The rebate is contingent on buyer's lender approval (when applicable). The rebate is subject to limitations, modifications, exclusions, and/or discontinuation without notice or liability. Rebates do not apply to short sales or sales of foreclosures. Other terms and conditions apply.

***Commission paid to the Selling (Cooperating) Broker may vary in different transactions and subject to a listing agreement and MLS rules. 3% commission used in this example for demonstration purposes only and shall not create any legal or financial obligation of Florida Exclusive Realty to buyers.

**** Florida Exclusive Realty Sales Agents are independent contractors and not all them participate in our  Rebate program. Our Rebate program is not a mandatory for Sales Agents.  All rebates apply only to transactions when a Buyer was registered with Florida Exclusive Realty and one of our participated in rebate program Sales Agents was assigned to the Buyer by the Broker. Sales Agent must confirm in writing to pay a rebate to the Buyer for each transaction. The Rebate confirmation shall be signed by Sales Agent before showing any properties to the Buyer and/or before submission of the offer to purchase. No verbal promises and agreements to pay a Rebate are valid and will not be accepted by Florida Exclusive Realty as a reason for a rebate payment request.
